I get asked questions all the time and here is one that I just answered from a seller-

My suggestion to you is this, have your agent run a comparative market analysis to see if you home is over priced.  If your home is not over priced, then maybe it does not show well.  These are just two of the answers I can say right off the bat.  I would have to come over to see what your home looks like and also see what your situation is.  

Are you doing a short sale possibly?  If so, this is crazy it has taken over 2 years.  There is something just not right.  I would love to get together to discuss what is going on.

Thoroughbred Christmas Lights, The Good, The Bad and The Ugly

Very sad that people have to put signs up to keep people off their lawns on Thoroughbred Street, Rancho Cucamonga, CA.

Here in Rancho Cucamonga, we are so lucky to have a very festive place to go to for Christmas lights.  It can be so very fun for the family to come and make an evening to tour the Christmas lights and spend time together.  What used to be a little bit of traffic has really grown over the years.  This has been going on now for over 25 years now.  The lights on Thoroughbred started out with a few residents having kind of a war over their Christmas lights.  From there, it just blossomed into everyone on the street joining in.

I actually live on this street.  I have lived here now for 12 years and it started out being a lot of fun, but over the years, we have had a lot of bad things happen.  It is so sad that I see signs on neighbor's yards to KEEP OFF THE GRASS...I thought when I first moved here that certainly parents would control their children and would not let them go on the grass, but boy was I wrong.  Parents seem to think this is Disneyland and let their kids run all over people's yards.  Lights get broken etc.  I have found diapers that are poopy in my driveway, beer cans, trash, you name it.  People are loud and scream and don't seem to think that people actually live here and may have to get up for work the next day.  They won't even let me get into my driveway if they see my blinker on, they get mad and refuse to move.  I don't know what is wrong with people these days, but this has gotten out of control.

I am not saying that everyone is bad that comes on our street.  There are the folks who really appreciate all that we have to endure during the Christmas season.  If we are not home by 5, it can take us a while to get into our own homes.

Believe it or not, I still love the festivities that go on, and we still love putting up the lights for the ones that truly appreciate it.  We still have a security guard that most of the neighbors pitch in for because over the years we have had people steal things out of yards which is terrible too.  But, we knew it could not be all lollipops and cotton candy when we moved here.  Speaking of that, there are a lot of people that sell things too which for me, takes the joy out of families coming to see the lights.  It has gotten very commercial with people trying to capitalize on selling their goods...oh well, what are you going to do?  I still try to be in the Christmas spirit no matter what!

If you want to come see some lights, please make sure you allow for a wait in your car and take little ones to the bath room before you get up here.  The lights are located off of Sapphire and Thoroughbred.  The police direct traffic on the weekend, and there are signs as to which way it will be directed this year.  Every year it changes.  Expect to wait in line sometimes over an hour on the weekends.  Merry Christmas and remember, people do live in these homes, so please be courteous and pick up your trash and try to not yell and scream too much lol!

What Woman Inspires You?

How Soon Can You Buy a Home After A Bankruptcy or a Short Sale?

I get asked this question all the time, how long do I have to wait to buy a home if I have filed Chapter 7 Bankruptcy?

Typically, it is ONLY 2 years after filing your bankruptcy-which this is not bad.

Another question that I get asked all the time is how long do I need to wait to purchase a home after I have had a short sale on my home?  The answer to this is 3 years.  I know many people will tell you 2 years, but typically it is 3 years.  Of course, this depends on your credit as well if you have more collections on your credit report etc.

Call for Action: Do No Harm to housing

We need to take action and write letters to Congress. They keep threatening to take it away.  What else will they take away and tax us more on?  Help us preserve this.

By now you have seen numerous news reports concerning the “Fiscal Cliff.”  Many of these reports speculate that a change to the long-standing policy that allows homeowners to deduction mortgage interest payment from their income taxes could be part of a “Fiscal Cliff” deal.

NAR's position is that the mortgage interest deduction is vital to the stability of the American housing market and economy and we will remain vigilant in opposing any future plan that modifies or excludes the deductibility of mortgage interest.

Please send the short message below to your Senators and Member of Congress to remind them where REALTORS® stand and that we will be watching to see who stands with us.

New Changes if You Have Loans with GSEs, Fannie Mae or Freddie Mac!


There have been some changes recently which can be very beneficial if you wish to do a short sale.  I wish they had been available a long time ago!

There was some rather good news for home owners who have loans with GSEs Fannie Mae or Freddie Mac!
If you have a hardship, loss of job, divorce, change in financial circumstance from medical or family issue, etc., you can now be considered for a short sale even if you have not missed a mortgage payment.
Freddie and Fannie will now have the same requirements and procedures. This was not true in the past.
This is great news, especially for people who have a sudden change in their circumstances and can no longer afford their mortgages, but do not want to have their credit ruined in order to be able to sell their home.
So, if you have a change in your circumstances which will change your financial picture, and you want to sell your home without ruining your credit, you may have an opportunity to do this.
This would be a tremendous benefit to many home owners. Yet, this good news seems to have gone overlooked as I spoke with two real estate agents this week that advised that there clients wanted to do a short sale but they (home owners) were current. In both scenarios the home owners DID have hardship and this is still necessary.  Apparently, the agents had assumed that since the sellers had to short sell, that they were delinquent. Certainly many if not most home owners that need a short sale ARE delinquent, but not all of them.
Income and value of the home are also not fatal to a short sale with Fannie Mae or Freddie Mac and this seems to be another misconception. I was approached today by a real estate agent from Florida and she believed that we could not get a short sale approved because the home owner had pretty good income. However, after review of the home owner’s situation, his income was good but his expenses were high and he did have hardship so we can now process the short sale when it was otherwise believed that the home owner did not “qualify”.

White Walls Are Boring!

Good morning to you all!

Just a suggestion when listing your home, there are many agents that will tell you to paint your home on  the interior all white like this-
But, isn't this boring?  Really boring....

So, if I were to come into this house and talk with my sellers, I would tell them that they should maybe add a little pizzaz to this place.  I think all white is really REALLY boring and looks almost like a hospital-very sterile...it does look clean and that is a good thing, but it needs color.

I would suggest different art work on the walls with colors-like reds and purples...maybe some throw pillows on the couch, a colorful rug...a colorful bedspread.  And, yes, while the walls will still be a white color, the furniture does not get lost.

Sellers-When Selling Your Home Make Sure It Smells Nice!

Buyers, have you even toured homes that do not smell well at all and that is a total turn off when you are out looking at a home?  Well, I know I have shown many homes in the Inland Empire and have watched my buyers expressions when we have entered into a home that smells bad and also is messy.  How on earth do you think a home will sell if it does not even appeal to the buyer?

Sellers, do you know that you have 8 seconds to make up a buyer's mind if he or she even wants to come into your home any further?  If they smell a bad, foul smell such as fish that had been fried the night before, cigarette smoke, cat litter, or any other smell that may be offensive, they will not even walk your entire home.

What I always tell my sellers is to try to have some good scents going on throughout the home.  There are many great ways to make your home smell great.  Of course, you cannot please everyone, but if you have a nice orange scent, or vanilla scent going on, it may make the buyer subconsciously think of something baking in the oven which in turn makes them feel that this could possibly be their home.

You not only have to appeal to the eyes, but the subconscious when selling a home...make the buyer fall in love with your home if you want it to sell.  Step back and try to look at it without your "seller eyes" and get out your "buyer eyes."  Would YOU buy your own home in the condition it's in?

FHA Buyers Will Start Paying Mortgage Insurance For The Life Of The Loan

It has been brought to my attention that FHA buyers will start paying MIP (Mortgage Insurance Premium) for the life of the loan regardless of the value of their home in 5 years.  It used to be that if after 5 years the home value reached 22% equity in their home they could have the MIP insurance removed.  Well, this could all change.

It's in the works now which is bad for FHA borrowers.  But, here is the deal, if your credit scores are high enough and you can get an Conventional loan, then go for the one that is 5% down.  That way, you will save money instead of paying the MIP.  Which by the way if you were making a purchase of $400,000 you would save $323 a month if you did not use FHA.

Buyers in the Inland Empire-Here are a few things you need before moving into your property

Buyers in the Inland Empire-and everywhere actually!  This is for you when you have purchased your home.  Here are a few things you should do before moving into your home.

I always tell my buyers when they are buying with me in the Inland Empire of Southern California, that the very first thing they need to do is to have the locks changed.  You don't know who has a key to the prior lock and you certainly would not want anyone coming in to your new home unexpectedly.

The second thing I would tell you is to have an exterminator come in to make sure there are no critters in your home (including the attic).  Spiders, and other bugs can be inside and you may not know it.  So, I would do this as the next step.

Have your home's carpet steam cleaned now before you move all your furniture into it.  You can also have your tile and grout cleaned.  It is always easier than having to move your furniture.  I would do it before moving in.

Check your circuit breaker too.  It is always important to know what turns what off and on.  If you had a home inspection, your inspector should have looked at this and told you if it was labeled properly so that would make things easier for you.  I always recommend a home inspection to be performed before you even get very far into your escrow.

Find out where your water main is to your home.  This is very important.  You just never know when you may have to turn it off.  I have had to do that at my home for various reasons and it was good to know!

Of course, you should do all the normal cleaning under sinks and cabinets.  Make sure there are no water leaks.  This too, should have been found on your physical inspection.  But, things happen sometimes, so it does not hurt to do this while you are cleaning everything out.

Buyers-Here is a Tip to Make Your Offer Stand Out!

Buyers, I know how frustrating it may be for you to find a home right now with the lack of inventory in the Inland Empire.  It can be really frustrating as right now, there is such a shortage of homes that it is not even funny.  There is so much competition out there that as soon as a home hits the market, it has 10 offers in the first day (of course there are the exceptions to the rules too-it won't sell if it's over priced etc) so you get the idea.

Buyers, I cannot stress to you enough that when you are ready to look for a home in the Inland Empire, that you contact an agent like myself to guide you through finding a home.  You cannot just call an agent and say that you would like to go out looking at homes because you just want to.  You must get pre-approved with a lender to determine how much you can qualify for.  This is what I do with all my buyers from the first time I talk with them.  Once this is done, and we know the amount, I can send you homes, our you can send me homes you are interested in as well.

This is where the fun comes in, we go out and look at homes.  We must get out there quickly before someone else grabs the home.  It has been so crazy these days to shop for a home.  If you decide you like a home and want to make an offer we can do it right away.  But, one thing I always like to do is to make our offers stand out a bit more than the other agents that just want to get their offers in.  I like our offer to be a bit more personal because after all, it is a personal thing to purchase someone else's home.  I tell my buyers to write a letter about how much they love the home, what features they love the most and you know what?  Nine times out of ten our offer gets accepted because it stood out.

I know this works because most sellers do love it when someone else will come in and love their home as much as they did.  It makes them feel good to sell to someone that appreciates all their hard work they put into their home.

Why Should You Sell Your Home Around The Holidays?

Many people feel they should wait until after the holidays in order to sell their homes.  The only problem with that is that when they list in the Spring time-guess what?  Everyone else is thinking the same thing making competition higher.  If you sell during the holidays, there typically is not that much competition and you can typically get a good price for your home then.  Most people are in great moods due to the holidays.  You typically get more serious buyers then too!  Your home will show well if it is all decorated for the holidays too and this puts buyers in a good mood too!

These are just some of the pros as to why you should list during the holidays.  And, yes, I am sure you are not wanting people in and out of your house on some days so you can let your real estate agent know this so she can put this information in the MLS.  You can always have your home shown by appointment only so you are not inconvenienced.

First of all, I would like to say thank you to all the Veterans that have and that are serving our Country. Without you, our Country would not be what it is today.

Famous People That Lived In Real Homes In Fontana, CA

I love selling homes in the Inland Empire and I love knowing the history of homes on the Inland Empire.  I think most of us are so busy that we don't even stop to smell the roses or even stop to see what celebrities or famous people that have lived in our Inland Empire.  So, I think I will do a blog on a few of these people just for kicks and giggles because I, myself, would also like to know.  I never used to be such a history buff until I got older!


Alphonse Gabriel "Al" Capone (January 17, 1899 – January 25, 1947) was a gangster.  He was in Chicago mostly and he was known for smuggling and bootlegging liquor and prostitution as well.  He did all of this from about the 1920s to 1930's.
He was born in Brooklyn, New York to immigrants that were Italian. He was expelled from school at an early age (14) and got involved with smuggling alcohol into the City when Prohibition was happening.  He also was involved with other things such as bribing government officials.  He was also known for giving money to the poor that he made from his illegal activities.  So, he kind of became known as Robin Hood.  He was involved killing seven rival gang members in what is called the Saint Valentines Massacre.  He did not pay his taxes and so was charged with tax evasion and sent to Federal prison. He even spent time in Alcatraz.  He contracted neurosyphilis in his youth and it caught up to him in his later years. He died in 1947 after he had a stroke from a heart attack.

His home in Fontana is not there anymore.  It used to be at 8775 Tamarind Avenue, Fontana, CA.  It was notable at the time as his chimney had the letter "C" on one of the chimneys.  He used to have secret passageways built under that house that made for quick escapes in case he needed to get out quickly.  No one even did find the tunnels though.

Grand Parent's Day in the Inland Empire (Claremont, CA)

     Today I had the pleasure of attending my beautiful grand daughter's grand parent's day at Western Christian School in Claremont, California.  Boy, this school really knows how to make people feel extra special.  They had a large tent set up and a stage for the children to speak and sing.  And, they even provided breakfast on this cold morning in Claremont, California!

     Being a grand parent is one of the best things in the whole world.  I love Summer so much.  She is the best grand daughter ever (sorry I am very partial) and I am sure you feel the same way if you are a grand parent!

I get asked this question all the time-What do I need to do in order to buy a home in Rancho Cucamonga or anywhere else?  It seems that many first time home buyers just don't know where to start.  The first thing I can tell you is to find a trusted realtor to work with.  Then, someone like myself can point you in the right direction in order to find a trusted lender to get pre-approved with.  You should not even begin looking at homes until you are pre-approved especially with the low inventory out there.  You should know how much you can truly qualify for in a home.  If you have all your "ducks in a row" so to speak, you will be able to make an offer right away without losing out on a home.  If you have to get financing and have not yet done so, you could lose out because another buyer has already been informed by their agent as to what they need to do.  I can give you the list of everything you will need to give your lender, and everything we will need before we can submit an offer.  Call me today! 951-204-1864

Well, today is officially Halloween!  I  love it with all the cute little children coming around here in Rancho Cucamonga, CA.  They are all so adorable which is what Halloween in Rancho Cucamonga should be like.

Remember to take flashlights out with you so the cars can see you.  And, parents, please check the candy before the little ones start digging into it.  You just never can be too safe these days.  I hope you all stay safe out there and have a fun time!

Besides the scary house in "The Woods" part of Alta Loma, California that I wrote about earlier today.  I also wanted to share with you another home that I found.  Why am I writing about scary houses you may ask?  It's because it's the day before Halloween and I like to put you in the mood for Halloween!  In Rancho Cucamonga, there are now two homes that are supposed to be haunted, so this is interesting to me as I just so happen to sell homes in the Inland Empire, mostly Rancho Cucamonga, Fontana, Ontario, Norco, Murrieta etc. So, here is the story!

This home is located on Etiwanda Avenue, just South of Baseline.  It had a different location as it was moved form it's original location on the corner of Baseline and Etiwanda in 2003.  As with many historical homes, you cannot changed much about the home at all without approval from the City of Rancho Cucamonga.  Due to this reason, when KB homes came in to build, the City made them preserve this home and that was why it was moved and not destroyed. The house was built somewhere around the early 1900's.  It is very easy to spot this home on Etiwanda as it is mixed right in with new homes.  I have actually been inside of it many years ago when it was up for sale.  Very lovely in fact!

The caretaker of this home (where it originally was at) lived just behind the old house in the caretaker's cottage.  This home also had 10 acres.  The caretaker visited the home many times as he did some maintenance in between it being rented out to different people.  No one stayed long after their lease expired which was a year.  The caretaker never warned any of the prospective tenants about the strange things that happened there because they would never have rented it!

Many of the tenants told the caretaker of so many strange things that had happened.  Some of them were: A strange coldness in the front bedroom-even though the sun would be shining through the window making it warm.  Another couple would not go upstairs again saying they felt a powerful feeling that they were not welcome up there.  Another had a bucket of water that he was washing the floor down with suddenly turned upside down right in front of him.  Another tenant was pushed flat on her face and her family watched this happen.  How can you explain these things?  That would freak me out!

Do you think the house is still haunted since it has been moved?  DO YOU THINK they stayed with the land and haunted the new homes that were built?  Maybe they have had strange things happen and just had no idea about the former house that used to be where their new home is at? Who knows? Interesting though!
